Avenida Paulista, Bixiga, São Paulo, Brazil: from the Muir and Schahin families home in 1902 to the João Salem Tower these days, 2017. --- Avenida Paulista, Bixiga, São Paulo, Brasil: da casa das famílias Muir e Schahin em1902 à Torre João Salem nos dias de hoje, 2017.

For this story we have the photograph clicked in the early 1980s by Walter Hernandez Trujillo, which belongs to a collection of photos he made of the Paulista mansions at that time, before the demolition of many of them, including that house of history.


Thomas Ballantine Muir was the son of William Muir and Martha White, was born in 1869 in West Linton Peebles, Scotland. He came to Brazil and lived in São Paulo until his death in December 1933.

He worked for many years in the financial area. In 1901 he was already manager of London & Brasilian Bank and also spent many years in the Commercial Bank of the State of São Paulo, where he built a career, becoming his vice president.

In social life, he founded on February 11, 1924, along with 18 more Scots to The St. Andrew Society of the State of São Paulo. This meeting happened at his home on Avenida Paulista. He was chosen as president of the organization. The organization was created to bring together Scottish immigrants and to promote Scottish culture and heritage in São Paulo.

We obtained little information about his life, and about Paulista's house, we concluded that it was rented for an extended period to be the German Consulate in Brazil. The house was one of the first to be built on Avenida Paulista. In 1902, she appears in one of Gaensly's famous photos.

The first record we have that the house was the German Consulate dates from 1909 by news of a ceremony held there to commemorate the 50th anniversary of the German Emperor Guillaume II, which was offered by the Consul Carl Flügel. The following year the consul left and auctioned all the objects of the house, richly described as we can see in the advertisement below.


His successor was the consul James von der Hayde, who was quite influential in São Paulo during the period in which he was in charge. In 1911, the Consul's home telephone number already appears in his name in the telephone directory, published in newspapers of the day.

Von der Hayde remained with the consul of São Paulo until his annulment, in April 1917, when he returned to his country of origin because of Brazil's disruption with Germany in the First World War.

Paulista's house was handed over to its owner, Thomas Muir, who went to live there. We have seen news that, in 1919 and 1922, a well-known contractor, named Manuel Asson, did renovations by increasing the house and building a garage. In 1933, there are two cars registered, one of the Oackland brand and another Chrysler, belonging to the owner, registered at the address.

We do not know until when he stayed in the house or when he sold it. We know that, after 80 years, the house was demolished in the crisis that occurred in 1984, when several mansions came to the ground because of the threat of tipping.

At that time the house belonged to the Schahin family and the demolition order was given by the owner's daughter, Linda Schahin Raad, who explained that because it was an old building, there were "risks of physical and material damages to third parties who might pass through Place that is located in a zone of great movement of pedestrians and vehicles, "as published on June 11, 1984, in the newspaper the State of S. Paulo. It's sad, is not it ??

In an announcement of his mother's death in September 1960, we were able to find two interesting pieces of information: the first one was that the family was already living there today, and the other, that the family was united by a marriage to two other families of Arab origin - the Abdala and the Lotaif, who also had houses on Avenida Paulista

Commander Abdo Schahin was born in 1913 and died in 1974. In the late 1940s and early 1950s, he appeared as chief financial officer of Schahin Textile Company and vice president of Weaving Regina, who had on board all family members, Taufic, Miguel and Cairalla. In 1950, his name appears in the direction of the Wiring and Weaving Nadja, name in honor of his mother and, as a shareholder, in the LAR - Companhia Textil.


Abdo was treasurer of Club Homs in the decade of 1940 and known like meritorious of several institutions. The family invested in diversified businesses, in the 50s even in the construction of a movie theater: the Cine Paris. More recently, descendants have been active in other segments, such as Schahin Bank, which was sold to BMG in 2010 and Holding Schahim, a conglomerate in oil, engineering, gas, etc., whose directors are involved in Operation Lava Jato, Like so many other companies in these segments.




Again, we do not know when the house was bought or when it was sold. We know that, currently on the ground, there is the João Salem Tower, which was inaugurated in December 2008, at number 1,079 of Avenida Paulista. With its imposing architecture, the project is the architect Jorge Munif Abussamra and the construction of the company Gattaz Engineering.

His first curiosity was whether Mr. John Salem had anything to do with the Nagib Salem family, who also had a mansion on Paulista Avenue. (If you want to know the story click here). And maybe even with Schahin. Carlos Eduardo, who gave us information about the Salem family, commented that João Salem of his family was his father's uncle, brother of his grandfather Nagib Salem, and that he was the father of William Salem, mayor of São Paulo From January to July of 1955. Is this John the same who baptizes the building? Who knows, …

We can not verify these relationships, but we have seen that Being. Milton Gattaz, the building director of the building has relatives and ancestors of the Salem family, and that John Salem, who names the building, must be the patriarch of the family.

The commercial building draws attention to the style given to the façade, in polished "white Ceará" granite, with a long shelf life with laminated glass. The shape transition highlights the building in the passage of Avenida Paulista, interspersing white granite flooring with the facade in the GRID system.



The ten lower floors form an asymmetrical rectangular box, marked by stepped grids and covered with white granite, that dialogue with the similar facade of the building of Citibank, located on the right side of the land.

Seven duplex floors, with glass skin facade (stick system), move to the left. This twist in relation to the box takes advantage of the free view, since on this side the neighboring construction, of the bank Safra (already demolished), has only two floors. Thus, the complex composition blends grates and a glass skin zone in the lower portion of the building to the continuous glass curtain of the top.


The building has shutters with intelligent sun protection system that reduce the expense of electric energy, as well as the entrance of heat, controlling the excess of luminosity. Installed with Pocket box system, which drive mechanisms are installed inside an aluminum box, fixed to the concrete during the work, before the closing of the liner. A modern and sustainable building.

What do you prefer? The house or the current building? We could have the chance of having both, would not we? We have to try to recover the past so as not to lose our history, live the present and also look to the future with intelligent buildings.

A casa que foi de Thomas Muir, localizada no número 110 da avenida, onde hoje se encontra a Torre João Salem, quase esquina com a Alameda Campinas.

Para esta história contamos com a fotografia clicada no início dos anos 1980 por Walter Hernandez Trujillo, que pertence a uma coleção de fotos feitas por ele dos casarões da Paulista nessa época, antes da demolição de muitos deles, inclusive dessa casa da história.

Thomas Ballantine Muir era filho de William Muir e Martha White, nasceu em 1869 em West Linton Peebles, na Escócia. Veio para o Brasil e viveu em São Paulo até sua morte, em dezembro de 1933.

Trabalhou por muitos anos na área financeira. Em 1901 já era gerente do London & Brasilian Bank e, ainda, passou muitos anos no Banco Comercial do Estado de São Paulo, onde construiu uma carreira, chegando a ser seu vice-presidente.

Na vida social, fundou em 11 de fevereiro de 1924, junto com mais 18 escoceses a The St. Andrew Society do Estado de São Paulo. Essa reunião aconteceu em sua casa na Avenida Paulista. Ele foi escolhido como presidente da organização. A entidade foi criada para reunir os imigrantes escoceses e para promover a cultura e o patrimônio escocês em São Paulo.

Obtivemos poucas informações sobre sua vida, e sobre a casa da Paulista, concluímos que ela foi alugada por um extenso período para ser o Consulado Alemão no Brasil. A casa foi uma das primeiras a ser construídas na Avenida Paulista. Em 1902, ela aparece em uma das fotos famosas de Gaensly.

A casa é a segunda, do lado esquerdo, no postal com a foto de 1902 de Guilherme Gaensly.

O primeiro registro que temos que a casa foi o Consulado Alemão data de 1909 por notícia de uma cerimônia realizada lá para comemorar o 50º aniversário do imperador alemão Guilherme II, que foi oferecida pelo cônsul Carl Flügel. No ano seguinte o cônsul foi embora e leiloou todos os objetos da casa, ricamente descritos como podemos ver no anúncio abaixo.

O seu sucessor foi o cônsul James von der Hayde que, foi bastante influente em São Paulo no período em que esteve no cargo. Em 1911, o telefone residencial do cônsul, já aparece em seu nome na lista telefônica, publicada nos jornais da época.

Von der Hayde permaneceu com cônsul de São Paulo até a sua cassação, em abril de 1917, quando retornou ao seu pais de origem por causa do rompimento do Brasil com a Alemanha na Primeira Guerra Mundial.

A casa da Paulista foi entregue a seu proprietário, Thomas Muir, que foi morar lá. Vimos notícias que, em 1919 e 1922, um conhecido empreiteiro, chamado Manuel Asson, fez reformas aumentando a casa e construindo uma garagem. Em 1933, existe o registro de 2 automóveis, um da marca Oackland e outro Chrysler, pertencentes ao proprietário, registrados no endereço.

Não sabemos até quando permaneceu na casa ou quando a vendeu. Sabemos que, depois de 80 anos, a casa foi demolida na crise que ocorreu em 1984, quando vários casarões vieram ao chão por conta da ameaça de tombamento.

Nesta época, a casa pertencia a família Schahin e a ordem de demolição foi dada pela filha do proprietário, Linda Schahin Raad, que justificou que, por ser uma construção antiga, havia “riscos de danos físicas e materiais a terceiros que por ventura passarem no local que se situa em zona de grande movimento de pedestres e veículos”, conforme publicado em 11 de junho de 1984, no jornal o Estado de S. Paulo. É triste, não é mesmo??

Em anúncio de falecimento de sua mãe, em setembro de 1960, pudemos constatar duas informações interessantes: a primeira é que a família já morava lá nesta data, e a outra, que a família se uniu por um casamento à duas outras famílias de origem árabe – os Abdala e os Lotaif, que também tinham casas na Avenida Paulista (veja a história dos Abdalla aqui e dos Lotaif aqui).

O Comendador Abdo Schahin nasceu em 1913 e faleceu em 1974. No final da década de 40 e início de 50, ele aparece como diretor financeiro da Companhia de Tecidos Schahin e vice-presidente da Tecelagem Regina, que tinham no board todos membros da família, Taufic, Miguel e Cairalla. Em 1950, seu nome aparece na direção da Fiação e Tecelagem Nadja, nome em homenagem a mãe e, como acionista, na LAR – Companhia Textil.

Abdo foi tesoureiro do Club Homs na década de 1940 e conhecido como benemérito de várias instituições. A família investiu em negócios diversificados, nos anos 50 até na construção de uma sala de cinema: o Cine Paris. Mais recentemente, descendentes atuam em outros segmentos, como o Banco Schahin, que foi vendido para o BMG em 2010 e o a Holding Schahim, um conglomerado que atua na área de petróleo, engenharia, gás, etc, cujos diretores estão envolvidos na Operação Lava Jato, como tantas outras empresas destes segmentos.

Novamente, não sabemos em que época a casa foi comprada, nem quando foi vendida. Sabemos que, atualmente no terreno, encontra-se a Torre João Salem, que foi inaugurada em dezembro de 2008, no número 1.079 da Avenida Paulista. Com sua arquitetura imponente, o projeto é do arquiteto Jorge Munif Abussamra e a construção da empresa Gattaz Engenharia.

A primeira curiosidade que se apresentou era se esse Sr. João Salem tinha alguma relação com a família de Nagib Salem, que também tinha um palacete na Avenida Paulista. (Se quiser conhecer a história clique aqui). E talvez até com a Schahin. Carlos Eduardo, que nos forneceu as informações sobre a família Salem, comentou que o João Salem de sua família era tio de seu pai, irmão de seu avô Nagib Salem e, que ele, João, era pai de William Salem, prefeito de São Paulo de janeiro a julho de 1955. Será que esse João é o mesmo que batiza o prédio? Quem sabe, …

Não conseguimos verificar essas relações, mas vimos que o Ser. Milton Gattaz, diretor presidente da construtora do prédio tem parentes e antepassados da família Salem e, que João Salem, que nomeia o edifício, deve ser o patriarca da família.

O edifício comercial chama a atenção pelo estilo dado à fachada, em granito “branco Ceará” polido, de longa vida útil com vidro laminado. A transição da forma destaca o edifício na passagem da Avenida Paulista, intercalando revestimento de granito branco com a fachada no sistema GRID.


Os dez andares inferiores formam uma caixa retangular assimétrica, marcada por grelhas escalonadas e revestidas com granito branco, que dialogam com a fachada similar do edifício do Citibank, situado do lado direito do terreno.


Sete andares dúplex, com fachada pele de vidro (sistema stick), deslocam-se para a esquerda. Essa torção em relação à caixa aproveita a vista livre, já que desse lado a construção vizinha, do banco Safra (já demolida), tem apenas dois andares. Assim, a complexa composição mescla grelhas e uma zona em pele de vidro na porção inferior do prédio à cortina de vidro contínua da parte superior.

O prédio conta com persianas com sistema de proteção solar inteligente que reduzem o gasto de energia elétrica, assim como a entrada de calor, controlando o excesso de luminosidade. Instalado com sistema de caixa Pocket, cujos mecanismos de acionamento são instalados dentro de uma caixa de alumínio, fixada no concreto durante a obra, antes do fechamento do forro. Um prédio moderno e sustentável.

O que vocês preferem? O casarão ou o edifício atual? Poderíamos ter a possibilidade de ter os dois, não é mesmo? Nos resta tentar recuperar o passado, para não se perder a nossa a história, viver o presente e, também, olhar para o futuro, com os edifícios inteligentes.
